PUBLIC NOTICE Notice is hereby given that the Board of Supervisors of Sadsbury Township, Crawford County, Pennsylvania will hold a special meeting on December 20, 2013, at 1:30 p.m. at the Sadsbury Township Municipal Building, 9888 State Highway 285, Conneaut Lake, Pennsylvania 16316 for the intention of adopting an Ordinance. The Ordinance to be adopted provides that no structure shall be located, erected, constructed, reconstructed, moved or converted, or enlarged nor shall any structure or land be used or be designed to be used accepting full compliance with all of the provisions of the Zoning Ordinance of Sadsbury Township, Crawford County, Pennsylvania and after the lawful issuance of all permits and certificates required by the Zoning Ordinance of Sadsbury Township. The title of the Ordinance is Sadsbury Township Zoning Ordinance, Crawford County, Pennsylvania. The full text of the Ordinance may be examined at the Office of the Secretary of Sadsbury Township, located at 9888 State Highway 285, Conneaut Lake, Pennsylvania 16316 during regular business hours Monday through Friday. In addition, the full text of the Ordinance may be examined in the Office of the Planning Commission of Crawford County at the Crawford County Courthouse, Meadville, Pennsylvania, 16335 during regular business hours Monday through Friday. In addition, the full text of the Ordinance may be examined at the Office of the Tribune Publishing Company, 947 Federal Court, Meadville, Pennsylvania 16335 during regular business hours Monday through Friday. A summary of the provisions of the proposed Ordinance are as follows: ARTICLE 1: General Provisions Article 1 contains the following general provisions of this Ordinance, to-wit: Section 101 sets forth the title of the Ordinance; Section 102 contains the effective date; Section 103 contains the compliance provisions; Section 104 contains the severability clause; Section 105 contains the repealer clause; Section 106 contains the purpose and provisions of the Ordinance; Section 107 contains the authority of the Township to adopt the Zoning Ordinance; Section 108 contains the Statement of Community Development Goals and Objectives; Section 109 contains the provisions relative to the interpretation of the provisions of the Ordinance that are inconsistent provisions in the Ordinance; Section 110 contains the application of regulations to be adopted in connection with the Ordinance; Section 111 contains provisions relative to the compliance with the official Zoning Map of Sadsbury Township; Section 112 contains provisions relative to the establishment of fees in connection with the administration of the Zoning Ordinance. ARTICLE 2: District Regulations Section 201 contains provisions relative to the official Zoning Map for the Township of Sadsbury; Section 202 contains provisions relative to the boundaries for districts established by the Ordinance; Section 203 sets forth the district purposes and use schedule and includes the following zone districts, to-wit: agricultural district; rural development district; suburban residential district; lake area residential district; lake area transitional district; andConneaut Corridor district. ARTICLE 3: Conditional Uses Section 301 establishes the criteria for conditional uses as listed for each zoning district in Article 2 giving authority of the Board of Supervisors reasonable conditions that may be attached to a conditional use request necessary to implement the purposes of the Pennsylvania Municipal Planning Code and the Zoning Ordinance Section 302 to Section 340 sets forth uses in the Township of Sadsbury which are identified as Conditional Uses subject to approval by the Board of Supervisors of Sadsbury Township, Crawford County, Pennsylvania. ARTICLE 4: Supplementary Regulations Subsections in Article 4 provide regulations for activity to be conducted in certain zone districts. ARTICLE 5: Administration Enforcement Subsections in Article 5 sets forth the duties of the Zoning Officer and the issuance of Zoning Permits and Occupancy Permits together with provisions relative to enforcement of penalties and also addresses amendment to the Ordinance and provides procedure for the establishment of fees and resolution to cover the cost of permits, conditional use approvals, petitions to amend the Ordinance, or any action brought before the Zoning Hearing Board. ARTICLE 6: Article 6 governs the procedure for establishment of a Zoning Hearing Board, procedures for hearings to be conducted by the Zoning Hearing Board and miscellaneous other procedures to be followed in connection with Zoning Board Hearings; Section 602 addresses procedures in connection with conditional uses. ARTICLE 7: Article 7 contains the general statement relative to the interpretations used throughout the Ordinance.
