IN THE IOWA DISTRICT COURT FOR APPANOOSE COUNTY EQUITY NO. EQEQ004338 ORIGINAL NOTICE URBAN FINANCIAL OF AMERICA, LLC., SUCCESSOR BY MERGER TO URBAN FINANCIAL GROUP, INC., Plaintiff, Vs. BETTY JANE MDLEOD; SPOUSE OF BETTY JANE MCLEOD; UNITED STATES OF AMERICA-SECRETARY OF HOUSING AND URBAN DEVELOPMENT; and PARTIES IN POSSESION, And Parties In Possession, Defendants. TO THE ABOVE-NAMED DEFENDANT(S): You are notified there was on October 29, 2014 filed in the Office of the Clerk of the above-named Court a Foreclosure Petition, which prays for foreclosure of a mortgage in favor of the Plaintiff on the property described herein and judgment in rem in the amount of $52,844.99 plus interest at the rate of 5.06% per annum from July 18, 2012, the costs of the action including title costs of $225.00, and reasonable attorney fees and that said sums be declared a lien upon the following-described premises from July 12, 2012, located in Appanoose County, Iowa, to-wit; The North 50 feet of Lot 1, Block 6, Range 4 in the Original Town of Centerville, Appanoose County, Iowa. that the mortgage on the above-described real estate be foreclosed, that a special execution issue for the sale of as much of the mortgaged premises as is necessary to satisfy the judgment and for other relief as the Court may deem just and equitable. YOU WILL HAVE NO RIGHT OF REDEMPTION AFTER THE SALE. THE PURCHASER AT THE SALE WILL BE ENTITLED TO IMMEDIATE POSSESSION OF THE MORTGAGED PROPERTY. YOU MAY PURCHASE AT THE SALE. You are further notified that unless you serve and, within a reasonable time thereafter, file a motion or answer on or before the 5th day of January, 2015, and within a reasonable time thereafter, file your motion or answer, in the Iowa District Court for Appanoose County, Iowa, at the Courthouse in Centerville, Iowa, If you do not, judgment by default will be rendered against you for the relief demanded in the Petition.
