SOUTH CENTRAL BANK, INC. v. RONNIE L. REED; LAURA N. REED; BARREN COUNTY, KENTUCKY; AND U.S. BANK, NATIONAL ASSOCIATION AS SUCCESSOR TO TRANSFINANCIAL BANK
By Virtue of Judgment In The Case Set Forth Below: I shall sell to the highest and best bidder at the time and place above, the following real estate and improvements thereon in Barren County, Kentucky, to wit: Description:

For the purchase price, purchaser may pay cash, or may pay 10% of the pur-chase price in cash, with the balance of the purchase price secured by a purchase money bond due in thirty (30) days, with good and approved surety on the bond, and bearing interest at the rate of 12% per annum from date of sale until paid, saidbond to have the same force and effect as a judgment and remain a prior and superior lien on the property until fully paid. The property shall be sold with the improvements thereon, “as is” and specifically subject to easements, restrictions and stipulations of record, assessments for public improvements levied against the property, and any facts which an inspection and accurate survey of the property may disclose. The successful bidder at the sale shall, at bidder’s own expense, carry fire and extended insurance coverage on any improvements from the date of sale until the purchase price is fully paid, to the extent of the court appraised value of the improvements or unpaid balance of the purchase price, whichever is less as a minimum, with the loss payable clause to the Master Commissioner of the Barren Circuit Court. Bidders shall be prepared to promptly comply with the terms of sale; purchaser shall pay property taxes due for 2015 and following years.
The judgment authorizing the sale is a Judgment and Order of Sale in Barren Circuit Court Civil Action No. 15-CI-477, South Central Bank, Inc. vs. Ronnie L. Reed; Laura N. Reed; Barren County, Kentucky; and U.S. Bank, National Association as successor to Transfinancial Bank to recover in rem the amount of $115,102.45, together with interest at the rate of 6.125% per annum from December 29, 2015 until paid, and to recover in rem the amount of $60,610.38, together with interest at the rate of 7.240% per an-num from December 29, 2015 until paid including attorney’s fees approved by the court, and costs herein expended.
