PUBLIC NOTICE Notice is hereby given that the Board of Supervisors of Cussewago Township, Crawford County, Pennsylvania, intend to consider and enact a new zoning ordinance at its regular meeting scheduled for Tuesday, May 6, 2014, beginning at 7:30 p.m. at the Township Building located at 23748 N. Moisertown Road in Cussewago Township. The zoning ordinance which is herein summarized consists of comprehensive changes to conform with the Township Comprehensive Plan and current zoning laws, and will replace the existing zoning ordinance. The title of the Ordinance is An Ordinance Establishing New Comprehensive Zoning Regulations for Cussewago Township, Crawford County, Pennsylvania and Providing for the Administration and Enforcement Thereof in Accordance with the Provisions of the Pennsylvania Municipalities Planning Code, and its Amendments, and for the Repeal of All Conflicting Ordinances. Article 1 of the new Zoning Ordinance, titles the ordinance Cussewago Township Zoning Ordinance, adopts a new Zoning Map with the location of the revised zoning districts, and prohibits land uses which do not conform to these regulations. Article 2 divides the Township into four zoning districts - Conservation, Agriculture, Rural Residential, and Village Development, sets forth the land uses permitted in each district, and establishes certain lot size, location and setback requirements. Article 3 establishes special regulations for Mobile Home Parks; Multi-Family Dwellings; Rehabilitation Housing, Dwelling Size; Communication Towers, Antennas and Satellite Dishes; Wind Energy Systems; Oil and Gas Extraction activities; Parking and Loading; Signs; Setback and location of certain structural features and accessory structures and uses like fences, storage buildings etc; Temporary structures; Home Ocupations; and Buildings and Uses which do not presently conform with the requirements of this ordinance. Article 4 sets forth the procedural requirements and standards for granting Variances, Special Exceptions and Conditional Uses which require a hearing before the Zoning Hearing Board. Article 5 provides for administration by an appointed Zoning Officer, procedures for permits and certificates for development or use of land, provides procedures for enforcement of the ordinance and penalties for violations which include civil penalties of up to $500 per day for each day a violation continues. Article 6 establishes the organization for the Zoning Hearing Board and procedures for its hearings. Article 7 sets forth definitions which are applicable in the administration and enforcement of the ordinance. The new Zoning Ordinance will be in effect five days after enactment and will repeal the previous ordinance.
